One city, two completely different jobs
Jacksonville is the only place we cover where the service problem changes entirely depending on which side of the river you are on and how old the house is.
The Southside. The kitchens in Deerwood, Deercreek, Glen Kernan and Pablo Creek Reserve are modern, correctly built and full of built-in refrigeration, dishwashers and integrated ventilation. The installation is almost never the problem, so the diagnosis goes straight to the appliance.
The historic west side. Riverside, Avondale and Old Ortega are 1900s to 1930s houses. There the building is frequently as much a part of the job as the machine is.
What fails in a modern Southside kitchen
When the install is right and the equipment is a built-in, the fault list narrows to the parts that carry load every day.
Door closers and hinge cams on built-in refrigeration, which carry the weight of a full-height custom panel and stop pulling the door those last few millimetres long before anyone notices the compartment drifting. Condensers, which need airflow and lose it to dust and pet hair. Ice maker fill valves, which meter a small charge of water several times a day for years. Oven hinge springs, which settle under a heavy door and cost heat at the top corner. And control boards, which are their own subject.
A modern kitchen is also a kitchen full of boards — range, oven, dishwasher, refrigeration, hood, wine cabinet — and that is worth remembering when we get to storms.
What goes wrong in a 1920s kitchen
Original kitchen footprints in those neighbourhoods were laid out for equipment that no longer exists. When somebody drops a professional range into that space, three things bite.
The opening. Cabinet runs were built to whatever the carpenter did that year, not to a modern 30 or 36 inch module. We regularly find a 35 and a half inch gap holding a 36 inch range with the trim removed, which means the range cannot come forward for service without the cabinet coming off.
The circuit. Even a gas range needs power for the ignition, the controls, the convection fan and the light. A dual fuel range needs a great deal more. Original wiring in these houses did not include a dedicated 20A circuit at the counter, and a lot of retrofits share a circuit that already runs a fridge and a microwave. Nuisance trips get blamed on the appliance.
The floor. Hundred year old floors move. A range set level in 2009 is not level now, and an oven door that will not stay shut is very often a levelling problem rather than a hinge problem. We check with a level before we quote hinges.
Storms are a citywide problem

Getting the machine out
The single biggest difference between a Southside call and a Riverside call is time. A built-in refrigerator in a 2004 kitchen slides out on its own rails. The same appliance in a 1926 kitchen is in a hand-built enclosure with a stone lip over the front and no clearance at the top.
That changes the sequence rather than the skill. Power and gas off first, then trim and fasteners, then the water line — which on an older retrofit is often exactly long enough and no longer — and only then the machine, onto floor protection every time. Where a fixed panel or a countertop overhang has to be dealt with before the failed part can be reached, it goes in the written estimate, not on the invoice afterwards.
